1. History & Experience - Graeme has 25 years experience in managing bodies corporate and often says, he has seen and heard everything in regards to the industry. 2. A Single Page Plain English Management Agreement - Indeed, the length of the agreement is your choice.
3. No Hidden Fees - All fees are contained within the 'Plain English Agreement'. We use a flat fee for printing, postage, stationery, fax and email. Where you overuse these facilities, we are the losers, not you. You receive the same level of service irrespective of the cost to us.
4. Guarantee of Service - We will provide our 'Client Bodies Corporate' with the highest standard of professional advice, administration and integrity, with due diligence and duty of care in the protection of their asset. Additionally, in the event that we are proved to have not abided by the requirements of Section 86 (c) 1. of the Body Corporate and Community Management Act, we will reimburse the aggrieved Body Corporate 3 months management fees applicable to The Body Corporate Headquarters to their scheme.

6. Exclusive Client Reviews & Complimentary Audits

A Client Advisory Board meets quarterly to review our practices and procedures. This Client Advisory Board is made up of Chairmen of buildings managed by ourselves, Body Corporate Management Lawyers, Auditors and software professionals.

At our own expense we audit 20% per annum of unaudited buildings so that over a 3 year period every building managed by ourselves is audited and a copy of all audits sent to the department who administer Strata Management in Queensland. This gives a security to all buildings managed by ourselves plus a monetary benefit of a free audit.

8. State of the Art Computer Systems - Together with Trysoft Pty Ltd, an Australian Public Company, we have helped develop, in a joint venture basis, an internet based, unique and user friendly software package called 'Smart Building', which is already recognised internationally. Committee members, with the use of a security password, are able to access all accounting records direct from the computer doing the recording. We offer complete transparency to our clients. We have direct computer links to the bank and individual building accounts.
9. Inspect your own Financial Records - Using privacy protection passwords, owners are able to access their own financial records to confirm payments, etc. all from your own computer. Committee members will be able to view financial records from their own computer via a secure access Internet connection.
10. Building Maintenance - We only use qualified and insured tradesmen, able to economically address and repair the problems. We also engage expert engineers and lift consultants for those difficult problems.
11. The Clearest 'Paperwork' in the Industry - You dont have to be a 'Lawyer' to understand our meeting agendas. They are clear, provide supporting information, and an easy to complete proxy form and voting paper for owners unable to attend meetings but still wanting their vote clearly recorded.
12. We Enforce Your By-Laws - The Body Corporate & Community Management Act 1997 (Amended) has an easy system of by-law enforcement called a 'Contravention Notice' which is rather like an 'on-the-spot fine' system. It is easy and works well but other Body Corporate companies are reluctant to offer the service. We have the systems in place to ensure it happens efficiently for the good of all residents.
By-Laws are enforced under direction of the Committee.
13. 'Levy Arrears' follow up - The Body Corporate Headquarters have an efficient standard procedure to stop your 'bad debtors' getting out of control. This is essential not only for the cash flow of the Body Corporate but also to help prevent an owner running into a financial position from which they cannot recover. The follow up is automatic and successful. A copy of our written policy is available on request.
